About us

Waterside Co-Working is operated by 4tel Communications Limited, registered in England and Wales. Our address is Waterside Court, Falmouth Road, Penryn, Cornwall, TR10 8AW.

By using this website or booking any of our services, you agree to these Terms of Service. If you do not agree, please do not use our site or services.

Our services

Waterside Co-Working offers the following workspace services:

  • Hot desk hire — flexible desk access on a weekly basis.
  • Conference room hire — bookable by the hour, half day, or full day.
  • Dedicated private offices — longer-term private office space; pricing on request.

All services are subject to availability. We reserve the right to refuse or cancel a booking at our discretion, in which case any payment received will be refunded in full.

Bookings and payment

Bookings can be made via our website booking system or by contacting us directly. A booking is only confirmed once you receive written confirmation from us (email or booking confirmation page).

Payment terms, pricing, and any applicable deposit requirements will be stated at the point of booking. All prices are in GBP and are exclusive of VAT unless otherwise stated.

Cancellation and refunds

Cancellation terms vary by service type and will be clearly stated at the time of booking. In general:

  • Conference room bookings cancelled with more than 48 hours' notice will receive a full refund.
  • Cancellations within 48 hours of the booking start time may not be eligible for a refund.
  • Hot desk and office memberships may be cancelled with 30 days' written notice.

We reserve the right to amend these terms for individual bookings; any such amendments will be communicated clearly in writing before you confirm.

Acceptable use

When using our premises and services you agree to:

  • Behave courteously and respectfully towards other members, guests, and staff.
  • Not use the space for any unlawful purpose or in any way that could damage our reputation or that of other members.
  • Keep the workspace clean and tidy and report any damage promptly.
  • Not share access credentials or permit unauthorised third parties to access the building.
  • Comply with any health and safety, fire safety, or other regulations displayed on the premises.

We reserve the right to terminate access for any member who breaches these obligations, without refund for the unused portion of any booking.

Internet and IT use

1 Gbps FTTP (full-fibre to the premises) broadband is provided as part of our workspace offering. You agree not to use our network for illegal activity, distribution of malware, or any activity that places excessive load on the network to the detriment of other users.

IT support is provided by 4tel Communications Limited. Any equipment or configuration changes are carried out at your request and at your own risk. We accept no liability for data loss arising from IT support activities requested by you.

Liability

We take reasonable care to maintain the safety and security of our premises. However, we are not responsible for:

  • Loss, theft, or damage to your personal property brought onto the premises.
  • Business loss arising from service interruptions (e.g. broadband outages).
  • Indirect or consequential losses of any kind.

Our total liability to you arising out of or in connection with these Terms shall not exceed the total amount paid by you for the relevant service in the 12 months preceding the claim.

Nothing in these Terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.

Intellectual property

All content on this website — including text, images, logos, and design — is owned by or licensed to 4tel Communications Limited. You may not reproduce, distribute, or create derivative works from any content without our prior written consent.

Website use

This website is provided for informational purposes. We make reasonable efforts to keep information accurate and up to date, but we do not warrant that the site is free of errors or always available.

We are not liable for any loss arising from your reliance on information on this website, or from any interruption or unavailability of the site.

Governing law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you are a consumer based in the EU, you may also have rights under the law of your country of residence and may bring proceedings in your local courts.

Changes to these terms

We may update these Terms from time to time. Updated terms will be posted on this page with a new "Last updated" date. Continued use of our website or services after changes constitutes acceptance of the new terms.
